Our DESIGN AND PLANNING Process

Relax, we’ve got this - We’ll take care of the entire process for you

Over the years, we have worked with hundreds of clients and have developed a proven process to make your loft conversion or extension project cost-effective, accessible, and hassle-free.

Undertake a full measured survey

We’ll carry out a survey of your home, which will take approximately 1–2 hours with access needed to all rooms of your property.

Carry out initial designs

We will share first drafts of your drawings within 1-2 weeks, and there are unlimited revisions during the design phase.

Submit drawings to local authorities

We manage the entire planning permission process on your behalf (with you paying the council fees). Any changes requested by the planning department will not incur any additional costs.

Complete engineers drawings and calculations

Upon local authority approval, we’ll complete the building regulations drawings and engineer calculations.

STEP 1 - MEASURED SURVEY

We capture your building's measurements for you

A measured survey provides an accurate representation of a building (or portion of a building), recording all internal and external dimensions. Plans are drawn to scale and include such information as structural elements, architectural features, floor levels, ceiling heights, wall thicknesses and any existing structural screed details. Measured surveys provide vital information for contractors to give accurate quotes on structural changes, extensions or loft conversions.

STEP 2 - CARRY OUT DESIGNS

We design your dream extension or conversion

We will effortlessly guide you through the design process, discuss all aspects of your project, and once we know where you stand we can prepare some initial designs based on your budget, preferred style, and the purpose for the loft conversion or extension. Our drawings are always carefully crafted, accurate, realistic and provide a great visual idea of how your new space will appear. Once you are happy with your designs we can submit as many amendments as required until you are fully satisfied.

STEP 3 - SUBMIT PLANNING APPLICATION

Get your project approved

Planning is one of the most important phases of any development. We will manage the entire planning process on your behalf so that you are kept informed and up-to-date every step of the way. During this process, our team will handle all the necessary drawings and application forms, coordinate with local planning authorities, and make any necessary amendments. It is our responsibility to ensure that all documents and plans are submitted according to local authority requirements.

STEP 4 - PREPARE ENGINEERS DRAWINGS & CALCULATIONS

We make sure you are ready for building control

Once approval has been granted, we will prepare detailed drawings and calculations. These include all structural information, engineering calculations, and proof of full compliance with all relevant parts of the building regulations. Further, they will include all the necessary information that a contractor needs for accurate pricing, as well as a detailed set of construction specification notes and full product-specific information that allows the contractor to build. These will be submitted on your behalf to building control.
