TECHNICAL DRAWINGS FOR BUILDING CONTROL

Make sure you stay on the right side of building regulations

In any building project you plan, whether it's an addition, a loft conversion, or even a home renovation, you will be asked to submit structural plans and calculations. Plans are an important part of your submission since they show building control officers what you plan to do and enable them to tell if the plans are in compliance with building regulations.

The calculations and plans we provide you with are crucial to your building control application.

We have over 15 years' experience in drawing up technical designs needed for building control to see what you are planning and how building work meets regulations.

We provide detailed structural drawings that show the work you will perform, along with calculations.

TECHNICAL DRAWINGS FOR YOUR CONTRACTOR

Prevent errors. Save costs.

Calculations and structural drawings are essential to your project. We have developed a specific format for structural drawings based on years of experience to ensure a successful design and construction process. Just having good plans is not enough.

Your prospective contractors will provide you with an estimate before construction begins. This estimate will be based on the technical drawings and calculations.

Detail-rich drawings will enable your contractors to give you more accurate quotes.

During construction, contractors may be misled by vague or inaccurate drawings, causing severe financial and schedule consequences.

TECHNICAL DRAWINGS FOR YOUR PARTY WALL

Let us help with the Party Wall

The Party Wall Act provides a statutory procedure for carrying out construction work near or next to neighbouring properties and for resolving any disputes that may arise. During this process, structural engineering details for the building works and excavations must be provided.

Drawings and calculations are used to set out the precise structural details of a proposed Party Wall works.

The structural design is also likely to specify the location and depth of foundations, so these details dictate the depth of excavations and are vital to party wall notices.

Relax, we’ve got this - We’ll take care of the entire process for you

Over the years, we have worked with hundreds of clients and have developed a proven process to make your loft conversion or extension project cost-effective, accessible, and hassle-free.

Undertake a full measured survey

We’ll carry out a survey of your home, which will take approximately 1–2 hours with access needed to all rooms of your property.

Carry out initial designs

We will share first drafts of your drawings within 1-2 weeks, and there are unlimited revisions during the design phase.

Submit drawings to local authorities

We manage the entire planning process on your behalf (with you paying the council fees). Any changes requested by the planning department will not incur any additional costs.

Complete engineers drawings and calculations

Upon local authority approval, we’ll complete the building regulations drawings and engineer calculations.

PLANNING DRAWINGS v TECHNICAL DRAWINGS

The difference is in the detail

The planning drawings are used by planning departments to determine the scope of your construction project and to identify the new materials, features, and aspects of it. Construction methods are not detailed in these types of drawings, nor are details regarding the build-up of walls, floor constructions, roof thicknesses, and insulation thicknesses.

Building regulations drawings contain more detail than planning drawings regarding technical specifications and construction details. The documents include structural information from engineers, thermal insulation calculations, and proof of full compliance with building codes. As well as providing detailed information on construction specifications and product information, they help contractors price accurately.

If you're planning on making changes to your building, you'll need to get planning drawings and building regulation drawings.

Both planning drawings and technical drawings are included as standard in our design and planning packages.
