We’ll carry out a survey of your home, which will take approximately 1–2 hours with access needed to all rooms of your property.

Carry out initial designs

We will share first drafts of your drawings within 1-2 weeks, and there are unlimited revisions during the design phase.

Submit drawings to local authorities

We manage the entire planning process on your behalf (with you paying the council fees). Any changes requested by the planning department will not incur any additional costs.

Complete engineers drawings and calculations

Upon local authority approval, we’ll complete the building regulations drawings and engineer calculations.

What is considered by the planning authority

When a decision is made on a planning application, only certain issues are considered; these are often called ‘material planning considerations.’ These considerations can include overlooking/loss of privacy, loss of light or overshadowing, parking, highway safety, traffic, noise, effect on listed building and conservation area, layout and density of building, design, appearance and materials, government policy, disabled persons' access, proposals in the Development Plan and previous planning decisions (including appeal decisions).

  • What happens if I build an extension without planning permission?

    If your extension falls within the permitted development regulations, you may not be breaking any planning rules. However, if planning was required and you have committed a breach, a retrospective application will have to be made, or an appeal made against a planning enforcement notice.

  • What size extension can I build under permitted development?

    An extension can be within 2m of a boundary and maximum eaves height should be no higher than 3m. Single-storey rear extensions must not extend beyond the rear wall of the original house* by more than 4m if a detached house or more than 3m for any other house.

  • How long does it take for planning permission to be granted?

    Most applications take eight weeks with more complex projects taking up to 13 weeks.

  • What types of drawings do I require for planning permission?

    Three types of technical drawings are required for planning permission as well as a completed questionnaire and certificate of ownership.  The plan drawings required are a location plan, block plan (site plan), floor plans and elevation.
